The broker on your deal
Sam Gardiner
Ex-developer turned development finance broker. Sam reads a feasibility the way a builder reads a slab plan: he sees where the load sits. When your deal reaches a credit team, Sam is the one on the phone with the numbers memorised and every objection already answered.

How Sam works a deal
- You send it. Sixty seconds, speak or type.Site, numbers, timing, what the bank said. Upload what you have. You get a reference and a clock.
- Within 4 hours: Sam's first read.He tells you whether it is a deal, what shape it needs to be, and what is missing. If it is not for him he says so and points you somewhere useful.
- Within 48 hours: indicative terms.Which lenders, at what leverage and pricing, with the structure written down so you can test it against your feasibility.
- You choose. Sam runs it.A one-page engagement letter, then Sam presents to the lender himself. You are copied on every step. Nothing goes to a lender without your say-so.
- Settlement, typically inside 21 days from term sheet.Sam stays on it through valuation, QS and drawdown set-up. Your page updates as each stage clears.
What Sam will not do
- Shop your deal to the whole market. It goes to the lenders it fits, and you approve the list.
- Take a fee you did not agree to in writing before anything is lodged.
- Tell you a deal works when it does not. A fast no is worth more than a slow maybe.

Ready when you are
If you are still weighing it up, that is fine. Call and talk it through with Sam first, or send the deal and let his first read do the talking.
