This guide tells you who we are, what we do, how we are paid and what to do if something goes wrong. We give it to you before providing credit assistance.
ASAP Capital is a trading name used by Sam Gardiner, Credit Representative 474370 of BWM Licensees Pty Ltd (trading as TSC Mortgage Brokers), Australian Credit Licence 384704.
We arrange finance for property development: construction, land bank, residual stock, mezzanine and preferred equity, bridging and rescue facilities, and complex capital stacks. We do not lend our own money. We assess your deal, structure it, and present it to lenders on our panel.
Usually by the lender, as a commission calculated on the loan amount once it settles. In some private and mezzanine transactions a fee is payable by you; if so, it is set out in a letter of engagement you sign before we lodge anything. We will tell you the amount, or how it is calculated, before you commit.
We work with banks, non-bank and private lenders active in Queensland and interstate development finance. The lenders we most commonly use are named in the engagement letter for your deal. We are not owned by any lender.
Give us accurate information. Tell us if anything changes. Read what we send before you sign it.
We must not suggest or assist with a loan that is unsuitable for you. We assess this from the information you give us and the enquiries we make. You can ask for a copy of our preliminary assessment.
